Staying in compliance with tenant rights laws

As a landlord, there are certain laws you must adhere to while renting out your property. Making sure you are aware of the tenant rights laws in Connecticut will help you to avoid potentially illegal actions while renting your property to tenants. Additionally, being abreast of the current laws can help both you and your tenants have a much better rental experience.

Laws regarding security deposits 

Security deposits help cover repair costs if your tenants damage your property. According to FindLaw, however, there is a limit on the amount that you can request for a security deposit. If you are renting to someone under the age of 62, you cannot charge them more than two times the amount of monthly rent for a security deposit. If you are renting to someone who is 62 or older, the amount of the security deposit cannot exceed one month’s rent. 

Laws regarding rental increases 

As property values increase, you may want to start charging a higher monthly rent for your property. If you have a tenant that is currently occupying that property and is still within their lease term, however, you may have to wait. Per Connecticut laws, you cannot raise the rent of your property during the lease term unless the lease specifically allows for this. If you think you may raise the rent during a lease term, be sure to include that in the rental contract that your tenant signs. You can always increase rental prices upon lease renewal, though.
